Is it a loft (room in a roof) or a full storey?

One of the first thing you going to have to check is the current foundation of the house. will it support another storey?

are the load supporting wall in good condition with no cracks and defects?

where are you going to live during renovation which could take months?

I would assume minimum of R300 000 - R600 000 total cost to pocket from plans to ready to move in

oh and is a heritage area, most of the time they don't like changes to the face of the house in a heritage area.

are there double storeys in the area will give you an idea whether plans are likely to be accepted

Check the title deed of the property as well. Very important

You dont need a architect. Draftsman will be sufficient, just make sure he is registered. To get plans approved by council.

Then you need a civil/structural engineer to design the slab and brace your current footngs. I will not be concerned about the state of current foundations/footings as it will not be able to withstand the added weight and windloads. You will have to brace it.

Underpinning will be the most cost effective approach to strenghen foundations, supplement with simple supports using reinforced columns. Cast slab.

It will be costly if you do it the proper way. Please do not use lintels.
